Considerations

  • A Tiny Home is defined as a home that has less than 400 sq. ft of living area. It may or may not be mounted onto a trailer transport system. If it has less than 400 sq. ft it is exempt from certain building code requirements as they pertain to insulation and staircase specification. They must still, however, comply with electrical and other uniform building codes. Tiny Homes require an RV manufacturers certification in the case of a travel trailer, or an L&I certification from the local building department stating that the home is in compliance with local building codes. Without one of these certifications, the home is most likely un-financeable.
  • A Modular Home – may or may not be considered a tiny home depending upon the square footage.
  • BioSmart tiny homes are built on a wider frame to accommodate a more livable living area with conventional kitchen, bedroom, and bathroom features. They also contain a 180 sq. ft. loft which can be used alternatively as a second bedroom rather than just storage. With total square footage of 580 sq. ft overall, it is the largest tiny home available on the market which satisfies all the requirements of being a tiny home without the drawbacks of the narrow confines and limited storage space of a conventional tiny home. The BioSmart Tiny home remains portable after it is set. It doesn’t have to be dis-assembled to be moved. It can be moved with a conventional low-boy trailer that can accommodate a 12’ wide mobile home or it can be moved short distances under its own transport system with a standard pick-up truck (at less than 20 MPH), however, a permit is required to pull it down the street because of the additional width. It is only intended to roll around short distances and is not intended to roll down the highway on its own transport system.
  • If you are considering purchasing a tiny home that can be pulled down the road behind your vehicle you are looking at a much smaller product than what would be considered as comfortable accommodation. These units are not considered suitable for permanent accommodation and most cities do not allow them to be used as a permanent living unit. The best alternative would be a trailer with a couple of tip-outs to increase the width and living area inside the trailer if you want to travel with your home.
  • If you are considering purchasing the home to have it permanently set behind an existing residence as an additional residential unit, then this unit is the ideal home for you. The alternative is a modular home, such as a Fleetwood or a Palm Harbor, but the price is 35% higher and does not offer any additional features or advantages but does have some disadvantages compared to the BioSmart tiny home which can be moved easily.
